Extreme variety in housing costs and style is available in the area within the 610 Loop. The area contains some of the city's mostdesired and high-end neighborhoods because of their proximity to downtown, the Texas Medical Center, Rice University and the Museum District. Tree-lined streets are the focal point of River Oaks, Southampton, West University and Bellaire.
Residential development is booming, with the transformation of the historic Rice Hotel into 312 upscale residential lofts. Other residential projects underway include 220 Main, where the old Union National Bank Building is being transformed into 28 residences and two penthouses. The Bayou Lofts offer another 100 loft-styled homes. A new rail system offers transportation from downtown to the Texas Medical Center.
Just north of I-10 and east of White Oak Bayou is an area known as The Heights, a Houston-annexed town recognized for its turn-of-the-century Victorian mansions. Founded more than a century ago, the community has experienced a renovation effort to recapture the Victorian charm that once characterized the neighborhood. Because of its rise in popularity, Height's-area homes are commanding top dollar, especially those that have been restored. Still, there are many homes to choose from that are un-restored or that haven't been fully restored. Due to the lack of zoning in Houston, the Heights is a neighborhood that has many business and commercial locations scattered among the residential properties. Price ranges in the Inner Loop Region vary from $70,000 to $1 Million Plus.
